Closing


This is the culmination of the process...You've already started packing, the movers are scheduled...Congratulations!  You've already sold your home!  So now what?

Final Walk-Through Inspection:  A few days before the buyer closes on your property, they will visit it one last time.  This final inspection is to ensure the property's condition meets the buyer's expectations compared to the condition it was in when they made their offer.  During this final inspection, the buyer will sign a document verifying that the property is in satisfactory condition.  Before the final walk through, it is always smart to patch any large marks/holes in the walls and to do a light cleaning.

Cancelling Home Services and Utilities:  Lu can provide you with a list of phone numbers to call local utilities and services so that they can terminate your service on the date escrow will close.  For the buyer's convenience, Lu will suggest they initiate service as of the same date.

If Things Get Complicated: Sometimes things don't go as planned.  This is when you really need an experienced real estate agent.  Maybe something in the house broke at the last moment, or the buyer's loan won't close on schedule; there are a lot of variables.  Lu has been through this numerous times and have various strategies and options to make your transaction as smooth as possible for you.  There are always options and solutions!

Close of Escrow:  When your transaction is nearly complete, the escrow company will provide you with a "closing statement"- a summary of all the financial details (pro-rations on property taxes and all the transaction-related costs).  Lu will go over this with you to be sure it is accurate.  Prior to the planned closing date, the escrow company will have you sign the final documents.  When everything is signed and the loan has funded, the title company will go down to the city to record the transaction and it will be closed.  After Lu receives confirmation of closing from title, you will receive your proceeds from the transaction, and the buyer will become the official new owner!

Keys:  Lu will coordinate with the other agent the delivery of the keys once the transaction has closed successfully.  It is best to put all your keys in one area in the house and let the new owner know their whereabouts.
